Scarborough

Scarborough sits roughly 25–30 minutes west of our Pickering yard via Hwy 401 or Kingston Road, and it is one of the densest renovation markets in the GTA. A large proportion of Scarborough's detached homes were built between 1955 and 1985 — and they share a common profile: original kitchens and bathrooms that have not been touched since the 1980s, unfinished or poorly finished basements, and exteriors where the old concrete driveway is long overdue for interlocking.

That older housing stock is what drives most of our work in Scarborough. The bones are typically solid — well-built postwar construction on generous lots — but the finishes are dated. A full kitchen gut and rebuild, a spa-quality bathroom renovation, or a properly finished basement can transform a 1970s bungalow into a home that feels genuinely current. We also work on the commercial side of Scarborough: retail plazas, medical and dental offices, and the corridor of commercial buildings along Sheppard Ave East and Kennedy Road that have seen active restoration and fit-out work.

Because Scarborough is part of the City of Toronto, all permit applications go through Toronto Building — and we are familiar with the process. Toronto's permit office can move more slowly than suburban municipalities, so we factor realistic timelines into our Scarborough project plans and initiate permits early when the scope requires it.
